Barn Conversions

Barn conversions require a very different approach to building new houses. Working within an existing footprint to imagine the potential of converting a barn requires a different mindset.

When you inhabit a barn conversion, it will feel very different to a new house. They have inbuilt character and feel, depending on the history of the building and how that building has been used over a period of time, often with a warmth that is akin to an oak-framed house. This can make for an incredibly enjoyable project both for the homeowner, and us as developers.

There are some considerations with this type of build, most obviously, you are of course restricted to and extent by the footprint of the barn. But if the building is of the right size and with the use of the right architects, it can be converted into very desirable accommodation. The other consideration to be aware of are the current VAT rules, which can increase costs by 20% compared to new builds.

There are many positives to this type of project. Typically, barns tend to be well located and the opportunity for potential can be easily seen and felt. This can be enhanced further by the variety of materials that can be used. For example, some barn conversions are all timber, or a combination of brick and timber, often with a feather-boarded exterior, giving a natural but contemporary feel combined with the innate historic nature of the building. Moreover, they are relatively easy to insulate and bring up to building regulation standards, which is an important factor.
